What is a Home Information Pack (HIP)?
A Home Information Pack (HIP) is a collection of documents relating to a specific property. In order to market and sell a property, it is now a legal requirement to have a HIP.
Where should you get your HIP from?
In the vast majority of cases, the estate agent will arrange the ordering of the HIP. HOBARTS offers a speedy and effecient service that will orgainse the HIP at a very competative price and with an extremely fast turnaround time – crucially elimitating any delay between instruction and marketing.
The costs of the Home Information Packs vary depending upon the property size and whether it is leasehold or freehold but typical costs start from £299+vat.

What if I already own a valid HIP?
Any reputable agent will ensure that the ownersip of the HIP lies with the vendor and therefore if you wish HOBARTS is sell your property, we simply need to receive a copy of your exisiting HIP.

A Statement of Sale containing basic information about the property
Evidence of Title and a Title Plan
An Energy Performance Certificate (EPC)
Standard searches (local authority, land charge and water etc)
A copy of the Lease (for leasehold properties only)
What is an Energy Performance Certificate (EPC)?
An EPC provides an energy efficiency rating for a property from "A", representing the most energy efficient property to "G", representing the least energy efficient properties. It will also show the building's environmental impact by indicating its carbon dioxide emissions.
