Prior to marketing, a lettings valuer will visit your property to ascertain an accurate value of the property and discuss our recommendations and strategies with you.

Rent Guarantee

Hobarts can offer a variety of Rent Guarantee schemes to meet specific requirements of you and your property. Your lettings valuer or lettings manager can go through all the options with you so that you can decide whether such insurance is right for you. If is worth noting that in all but the very rarest of occasions, tenants pay their rent in-full and on-time.

Tenancy Deposit Scheme

From 6 April 2007, all deposits taken by landlords and letting agents for Assured Shorthold Tenancies in England and Wales, must be protected by a tenancy deposit protection scheme. Landlords must hold the deposit in a government backed scheme which, in nearly all instances, your letting agent will organise for you.

The principle of the new law is to protect both tenants and landlords in the event that the deposit needs to be wholly or partly withheld at the end of the tenancy. If a portion of the deposit needs to be retained to cover repairs this is ordinarily agreed amicably with the tenant, but if no agreement can be reached, the scheme provides a service to resolve the dispute.
